Wealth Management for Wildlight, Florida Retirees and Pre-Retirees

New home, new state, and retirement accounts still scattered across old employers? That's a common place to land when you move to Wildlight, and it's a good moment to get organized. SBC Wealth Management offers fee-based, fiduciary wealth management and investment advisory services from our office in the Wildlight Town Center (mailing address: Yulee). Founder & Lead Advisor Stacy Summerlin has more than 29 years of industry experience, is licensed in Florida and Georgia, and meets with clients in person or by phone. Call 855-809-2894 to start the conversation.

Who Do We Serve in Wildlight?

Wildlight is a master-planned community in Nassau County, developed on land owned by Rayonier and planned over time for as many as 24,000 homes, along with parks, trails, and thousands of acres of conservation land. It isn't a separate census town yet, so official population counts still roll up into Yulee, but the neighborhoods here are filling quickly.

Many of our Wildlight clients are recent arrivals. Del Webb Wildlight, a gated community for residents 55 and older, is planned for up to 660 homes, and the newer Garden District is bringing homes from builders such as Toll Brothers, David Weekley Homes, and Ashton Woods. Others work close by, at Rayonier's office campus, Florida Public Utilities, or UF Health Wildlight, and want their retirement savings to get the same attention as their careers.

Situations that often bring Wildlight residents to us include:

  • Moving IRAs and old 401(k)s from another state and wanting one clear picture
  • Deciding what to do with proceeds from the sale of a previous home
  • Reviewing a 401(k) after a change at work, such as a merger or new plan provider
  • Bringing investments in line with a new retirement timeline or comfort with risk
  • Splitting time between Wildlight and another home and keeping accounts organized

What Should New Wildlight Residents Know About Florida Retirement Taxes?

For many people moving here, Florida's tax rules are part of the appeal. Florida doesn't have a state personal income tax, so IRA and 401(k) withdrawals, pensions, and Social Security benefits aren't taxed by the state, though federal income tax still applies. Florida also doesn't levy an estate or inheritance tax.

Property taxes deserve a closer look, especially in a new-construction community:

  • Homestead exemption. If your Wildlight home is your permanent residence, you can apply for up to $50,000 in exemptions; with the inflation adjustment, the 2026 maximum is $51,411. The application deadline is March 1.
  • Save Our Homes. After homestead is in place, the home's assessed value can rise by no more than 3% a year, or the change in the Consumer Price Index if that's lower.
  • Portability. Moving from another Florida homestead? You may be able to transfer up to $500,000 of your Save Our Homes benefit to your Wildlight home if you establish the new homestead within the allowed time.
  • Millage. Wildlight is in unincorporated Nassau County. For fiscal year 2025–26, the countywide rate was 6.7457 mills, plus a 2.2087-mill Municipal Service Taxing Unit rate, with school and other levies added on top.
  • Amendment 3. On November 3, 2026, Florida voters decide a proposal to raise the homestead exemption for non-school taxes starting in 2027. As written, people who become permanent Florida residents after December 31, 2026, would receive the larger exemption on a slower schedule.

None of this replaces advice from your tax professional, and SBC Wealth Management doesn't provide tax or legal advice. But knowing the rules helps us keep your investment recommendations in step with the rest of your financial picture.

Local Insight:

The Year You Move Matters

Many Wildlight households arrive from states that tax retirement income. Once you're a Florida resident, IRA and 401(k) withdrawals generally aren't subject to state income tax, but the year you move can raise questions about which state may tax a distribution taken that year. Filing a Declaration of Domicile with the Nassau County Clerk of Court and applying for homestead with the Property Appraiser helps document when your Florida residency began.

How Does SBC Wealth Management Support Wildlight Investors?

Our wealth management services are built for people who want a clear plan and steady oversight, not a one-time transaction.

Wealth management. We start with your goals, your timeline, and how much risk you're comfortable with, then look at how your accounts work together, including the ones you brought with you from another state.

Ongoing investment oversight. Based on your objectives and risk tolerance, we select professionally managed model portfolios, which are built and maintained by third-party investment managers. Your account is monitored on an ongoing basis, and we recommend changes as your goals or market conditions change.

Retirement planning support. We help you see how savings, investments, income needs, and long-term goals fit together, whether you're still working at a Wildlight employer or have already retired here.

Before you begin, you'll receive Gibbs Wealth Management's Form CRS and Form ADV, which explain our services, fees, and conflicts of interest in plain language. We're glad to walk through either one with you.

Wildlight, FL Wealth Management FAQs

  • How close is SBC Wealth Management's office to Del Webb Wildlight and the Garden District?

Very close. Our office is in the Wildlight Town Center at 57 Homegrown Way, Unit 301 (mailing address: Yulee, FL 32097), near the I-95 and SR 200/A1A interchange. For most Wildlight neighborhoods, including Del Webb Wildlight and the Garden District, it's a short drive. Call 855-809-2894 to schedule a time.

  • We just moved to Del Webb Wildlight from another state. What should we review first?

Start with a list of every account you have: IRAs, old 401(k)s, brokerage accounts, and bank savings. Then update addresses and beneficiaries and confirm your Florida residency paperwork. From there, we can look at whether your investments still match your timeline and comfort with risk now that your life has changed.

  • I work at Rayonier's Wildlight office. Can you help me review my 401(k)?

Yes. Rayonier completed its merger with PotlatchDeltic in January 2026, and when companies combine, retirement plans and investment menus sometimes change too. We can review your current 401(k), how it fits with your other savings, and your options if you retire or leave, so you can make decisions with the full picture in view.

  • We sold our previous home before moving to Wildlight. What should we do with the proceeds?

It depends on your goals. Some families keep part of the proceeds in cash for upcoming expenses or a cushion, and others invest some of it for the long term. We'll talk through your timeline, income needs, and comfort with risk, and explain the trade-offs and costs of each option before you decide anything.

  • Can you help me combine accounts from several old employers?

Yes. Many people arrive in Wildlight with retirement accounts spread across several past jobs. We can review each one, explain your options, such as leaving an account where it is or rolling it to an IRA, and point out the costs and trade-offs. Bringing accounts together can make ongoing monitoring and reviews simpler.

  • I split my time between Wildlight and another home. Does that affect my retirement accounts?

It can. Which state you're a legal resident of affects how your retirement withdrawals are taxed, so it's worth knowing where your domicile is and keeping documentation that supports it. Your tax professional can advise on residency questions, and we'll keep your investment strategy aligned with your plans in both places.

  • What does it mean that SBC Wealth Management is a fiduciary?

As your investment adviser, we're required to act in your best interest and not put our own interests ahead of yours. Our recommendations are based on your goals, timeline, and comfort with risk, and conflicts of interest are disclosed to you in writing, including in Gibbs Wealth Management's Form CRS.

  • How is SBC Wealth Management paid?

SBC Wealth Management is fee-based. Advisory clients pay an asset-based advisory fee, and there are no commissions on advisory accounts. Every potential cost, including adviser, management, and custodial fees, is disclosed up front, so you know what you'll pay before you begin. You'll also receive Gibbs's Form CRS, which explains fees in plain language.

  • What happens at a complimentary retirement review?

It's a no-pressure conversation with Stacy, at our Wildlight Town Center office or by phone. We'll talk about your goals, your timeline, your comfort with risk, and the accounts you have today. You'll come away with a clearer picture and no obligation to move forward.

  • How is SBC Wealth Management related to Summerlin Benefits Consulting?

They're separate businesses. Advisory services are offered through SBC Wealth Management, which operates through Gibbs Wealth Management (“GWM”), an SEC‑registered investment adviser. Insurance products and services are offered through Summerlin Benefits Consulting Inc., which is independent of GWM. This page describes only SBC Wealth Management's advisory services.

How Does the Relationship Work After You Settle In?

Moving is usually the start of a busy few years: a new home, new routines, and sometimes a retirement date that arrives sooner than planned. Once your accounts are in place, they're monitored on an ongoing basis and reviewed periodically to confirm they still fit your goals.

We also revisit your strategy when something changes, such as retiring from a Wildlight employer, selling a home elsewhere, an inheritance, a shift in your comfort with risk, or a significant market move. When an adjustment makes sense, we recommend it and explain why. Throughout, Stacy is your one consistent point of contact, close by in the Town Center.
